COVID Relief Update

California Assembly Member David Chiu introduced a residential bill this week in hopes of extending the eviction moratorium.

You may recall that earlier in the year, Governor Newsom signed AB 3088, which provided protection through January 31, 2021 to tenants who were experiencing pandemic related hardships.

If passed, it appears the new state bill would protect tenants that are undergoing a COVID-related hardship by requiring them to pay 25% of the rent owed by the end of 2021 and the remainder would be converted to civil debt. Landlords would then have to take their tenant(s) to small claims court and wouldn’t be allowed to begin the eviction proceedings until January 1, 2022.
